Pedersen Development will construct a 153-room Hyatt House at the southwest corner of Ninth Street and Broadway. Owner Scott Pedersen is familiar with the area where the hotel is planned; he owns the Google Fiber building next door and other area properties.
Pedersen told the Kansas City Business Journal he likes the mix of uses in the Garment District and has been drawn to the revitalization of Downtown. The site, he said, is within walking distance to the convention district, the Kansas City Power & Light District and other amenities. He said he also sees good synergy with the newly opened 21c Museum Hotel Kansas City a block to the east.
Pedersen wants to have a local coffee roaster with space in the hotel’s ground floor — a need for the area and a nod to the former Folgers plant, now the Roasters Block residential project, a block to the north. On the second floor, he plans a substantial fitness space with spa-like hot tubs instead of a traditional hotel swimming pool. The roof level is to have meeting space, a small restaurant with outdoor terrace and a luxury suite.
The Hyatt House would be the first in the region. The closest locations are currently in Chicago, Colorado Springs, Dallas and Denver.
